duplexes or small single family homes are great rental property of ealy inverstors
bird dogging and flipping contracts since there is no money, credit or risk involved and you can practice and see if you’re cut out for this type of field.

I’m thinking 2 or more bedroom condos near colleges/universities, great for rental and should be easily sold later on too.
I’d talk to a real estate agent. There so many factors involved. How much money you make and have, what is your goal, are you looking into a long or short term investment, etc., etc.
You are just starting, so you do not know much about it, right?
Why would you trust some links to some web sites and not talk to a professional face to face? As a buyer, you do not have to pay to an agent, so what do you have to loose by talking to one?

If you are just starting out, buy a smaller 3-4 bedroom house as owner occupied. Ideally it would be the least expensive in the neighborhood and needing a few minor repairs. Fix it up and either sell it in a couple of years or turn it into a rental and buy another one.
The idea is to acquire as many as possible while you are as young as possible. One trick is to not let yourself get over extended. You should be able to carry 2 or 3 houses vacant for 4-6 months using reserves (this changes by number of houses owned).
I personally don’t care for condos because the HOA fee is out of your control.
